John Byers and Selwyn Langley acted on behalf of the Landlord in this complex dilapidation case which is becoming commonly quoted since it went to the Court of Appeal. It dealt with a number of interesting aspects concerning dilapidation law and valuation.

Issues arising in the case concerned:-

  • the proper measure of the damages arising from dilapidations.
  • the potential development value
  • the effect of a Landlord’s intention to redevelop.

John Byers advised initially in respect of dilapidations. Selwyn Langley advised in respect of valuation matters.

Justin and the team

Justin Bennett (pictured far right) and his residential valuation team were nominated as finalists in the News On the Block magazine Enfranchisement Surveyor of the Year Awards.

Unfortunately Justin’s team did not win the Award.  We are sure there was a conspiracy!  Nevertheless we congratulate them all for their hard work and are proud of what they have achieved.

Airline Tycoon Bags £20M Shooting Estate

Earlier in the year the building surveying section of Langley Byers Bennett were instructed by prospective purchasers of the prestigious Encombe Estate in Dorset. The instruction included the historic main house at Encombe with a number of other estate properties including various estate cottages and farm houses.

The property was subsequently sold to an alternative purchaser as reported in the Sunday Times.
